Why Is My First Year in Real Estate So Hard?

(You're Not Doing It Wrong)

If you're googling this instead of asking anyone at your agency — you're not alone, and you're definitely normal for feeling this way. Most new agents never say this out loud. They just quietly wonder it, alone, at the end of a long day.

It's not you. It's the setup.

Here's what almost nobody tells you when you get licensed: the training teaches you compliance, contracts, and legislation. It doesn't teach you the actual business of surviving your first year — the financial planning, the mindset shift, the realistic timeline. You were handed a licence, a desk, and a "go get 'em." Not a plan.

So when it feels hard, it's not because you're missing some natural talent everyone else seems to have. It's because you were never given the foundations in the first place. Nobody can be expected to succeed at something they were never actually shown how to do.

The three things making it feel harder than it needs to be

1. No structured plan for your day. Without a clear sense of who to contact, why, and what result you're aiming for, activity turns into busy work — hours of effort that don't feel like they're going anywhere.

2. The income shock nobody prepares you for. Coming from a steady pay cheque into commission-based income is a completely different psychological game — feast, famine, and everything in between. That adjustment is real, and it's rarely spoken about honestly.

3. Going it alone. Many new agents won't raise a hand and ask for help inside their agency — for fear it reads as weakness. So the struggle stays private, even when it's genuinely common.

The part that matters most: this is normal, not a sign you should quit

The agents who survive this stage aren't the ones who never struggled — they're the ones who got a realistic plan and kept going through the exact stretch you're in right now. Agents don't usually leave because they can't sell. They leave because they can't survive financially and mentally long enough to get to the part where it starts working.

What actually helps

Not another motivational talk — you've probably already had one of those from whoever you left your last career for. What actually helps is a real roadmap: a plan for your daily activity, an honest financial runway, and someone who's genuinely been where you are to show you the way through.

You don't need to figure this out alone

That's the whole reason Foundations First exists — weekly live sessions built from decades of real, lived Australian real estate experience, for agents who haven't survived this yet, not agents who already have. The relief of knowing you can do this. You just didn't have the map. Now you do.

If you want to check how solid your foundation is right now, take the 60-second Right Track Check.
